Secure Your Reservation/Refunds
We are a small personalized business and thus you receive individual detailed attention but because we are a small business, cancellations impact us and other guests greatly. All reservations are confirmed with your (Master Card, Visa or check) and will be refunded at 1/2 the total of your reservation when cancellations are received 14 days prior to your reservation date .Gift certificate reservations and No-Shows or early departures will not receive a refund nor will cancellations that are made past the cut off times. Cancellations must be made via email and also phone conversation . See peak season and holiday cancellation policy below. Whole house, special event or extended ( week or more) stays are confirmed with a payment of half the total stay and this deposit will be cashed at the time of your request in order to secure your reservation . Refunds are available for Whole house ,special event and extended stay cancellations when placed 30 days in advance with a 60 % cancellation fee of the total reservation amount being charged back to the guest cancelling. Reservations are taken for guests 22 years of age and above and a form of ID may be asked for. The person making the reservation becomes the responsible party for any additional charges that may occur. Damages ,theft ,cleaning over the ordinary, service that requires a professional for misused spas or Jacuzzi will be considered the guests responsibility . Smoke detected in the house or pet refuse or additional guests not registered will be considered reason for immediate check out with no refund and an additional charge set at the discretion of the Inn Keeper not to exceed 500.00.

These dates are set aside for 3 or more rental nights:

Memorial Day, Spring Break, Labor Day, 4th of July, Aspencade (Motorcycle) Weekend:
Three night minimums are required (except two nights on Aspencade). The reservation must be paid in full 30 days prior to arrival, or upon booking if booking date is less than 30 days. Cancellations must be received 14 days prior to arrival for a full refund. If you cancel less than 14 days, the full payment is forfeited.

Christmas:
Five night minimum is required. There is a $100 booking deposit due at the time of booking. The reservation must be paid in full by November 1, 50% by October 1 and the remaining balance by November 1. If you book after November 1, the full payment is made at the time of booking. Any cancellation received prior to November 1 will forfeit the $100 deposit. Cancellations after November 1, but before December 1, will forfeit 50% of the reservation total. Cancellations after December 1 are non refundable.
